The Borgo Ragoni - Substantial Italian Property for sale in the Le Marche region

The ancient borgo (hamlet) was owned until recently by the local Count and whilst it is currently in a state of disrepair, of all our property in Italy, this is potentially the most impressive collection of buildings, set in a comanding position in an unspoilt hilly landscape of great beauty it is in need of a project and some TLC to restore it to its' former glories. This Italian property nestles between the two well preserved medieval towns; Camporotondo di Fiastrone and San Ginesio. It currently comprises of seven buildings of various sizes and nature and over six acres of land. Among the buildings there is also a 15th Century little rural chapel (Oratorio di S. Antonio) which we have restored and brought back to its Franciscan simplicity and medieval flavour.

The Palazzo Ragoni - The Local Le Marche Count & Countess' 500 year old Summer property in Italy

The main building of the hamlet is a rustic palazzo built in thick stone on three floors, with an overall surface of over 1000 sq meters. It was built at the beginning of the 16th C. by the Ragonis, an aristocratic family whose recorded history dates back to the time of William the Conqueror. The family have owned all the local land since time immemorial and their terrain reaches at least three local towns.

In the course of the 20th C. the Palazzo Ragoni became home to a number of peasant families working for the Ragonis and was restored one last time in 1954 by Count Francesco Ragoni, only to be soon abandoned by all who lived in it, following the agricultural crisis that hit the Italian rural world in the '50s. It was Count Ragoni who decided to plaster over the stone building, in line with the unfortnate trend of the time, retaining a frescoed; apartment for his family as a summer residence

Our Plans to revive this historic Le Marche property

It is now our intention to bring Borgo Ragoni, this once stately Italian property, back to life. The idea is basically to restore the original architectural features of the16th C. historic Palazzo, which is listed, and upgrade the living space to meet 21stC demands, whilst the other buildings should be reconstructed and will be repositioned, the Palazzo's original 16th C. stonework will be exposed and retained, its interiors redesigned, but its shape and position should remain very much the same, . We envisage selling this Italian investment property to a buyer interested in restoring/rebuilding an old Italian hamlet in a beautiful setting. To that end are working with the local authorities to agree a plan that incorporates both the restoration of the Palace and the reconstruction of five/seven stone houses in the rural marchigiani style.

Borgo Ragoni's potential as an investment property

The overall size to be restored or rebuilt will be of over 2,000 square meters consisting of six/eight buildings in total, one of over 1000 sq meters and another five/seven of 100/200 sq meters each. This lay out would ideally suit a hotel with a restaurant, a tourist village, an elegant sheltered home for retired people, an exclusive residential area with plenty of parking space and a swimming pool to let or sell in units, a property to be used for timeshare investments, or whatever you like.

Borgo Ragoni - communication links and position of this Italy property

In spite of the unspoilt, beautiful setting this area is very well connected with the outside world. A fast motorway (SS77) is only ten minutes away. So the Adriatic Sea can be reached in an half hour, Ancona International Airport in 50 min. Lovely cities like Perugia, Spoleto, Assisi all within one and half hours. Rome itself and Florence are both reachable in 2 and half hours. The small town of Camporotondo di Fiastrone is 5 minutes drive, this town and a few others are described on our local towns page. The university town of Camerino and the lovely Macerata, administrative center of Le Marche Region, are both half hour away. In Macerata and nearby Tolentino not only are there good shopping and restaurants, in the former there are also interesting museums and two Opera Houses as well. There are also a score of very attractive medieval within a radius of 20 miles of the Borgo Ragoni: towns like San Ginesio, Sarnano, Gualdo, Penna San Giovanni, Monte San Martino and many more, all make the joy of visitors with their ancient stones, works of art, panoramic locations and the charm and warmth of their people.
