Casa Alice - Semi-restored Italy property for Sale
Sale of Le Marche property Italy in the Macerata province
Casa Alice is in fact a Le Marche property that comprises two independent Italy houses built in local sandstone in the second half of the 19th century in about 1,3 acres of garden, plus permissions for a 3rd house. In total the properties could provide a buyer with about 500 m2 of living space. This Italian property is set in a warm and sunny position in an area full of olive trees and vines and the houses themselves overlook the charming medieval town of Camporotondo di Fiastrone in the Le Marche province of Macerata .
The garden of this Italian property, is surrounded by a mature hedge and is large enough to accommodate a swimming pool of any size or any garden installations, such as gazebos, pergolas, sheltered garden facilities, etc. The 2 existing Italian properties are being sold "al grezzo", that is they have been reconstructed but need to be finished. In addition to the two current Marche homes, there is a project with planning permission to build a third house in stone, in the ample grounds of the the property. This, we feel, is an interesting option for property investors who may want to set up some form of Italian tourist activity, have need of a larger property, or simply wish to make their maximise their investment in an Italy property.
Casa Alice - The Main Marche Property

The Italian property is over 200 square meters in size with rooms of good size and proportions. There are three oversized bedrooms with bathrooms en-suite. The Le Marche house is spacious and full of light, and has been restored using traditional materials, floors and ceilings are constructed using terracotta tiles and robust wooden beams and the roof eaves and some of the internal stonework remains exposed. It is located in a magical tranquil position with superb views of the medieval village of Camporotondo and the surrounding hills. The original stone building, formerly home to local peasant families, has been partly restored and partly rebuilt according to anti-seismic rules and to fit modern life.
Casa Alice - The Smaller Marche Property
The second Marche property is 60 square meters in size, is South facing and has been constructed externally in the fabulous local stone. The italian property includes a number of interesting arches and traditional portholes, one of the arches will become a large doorway opening onto the sunny terrace. This property would idealy make a bright and roomy detached, self contained Italian apartment, to let to guests or lend to friends.
Casa Alice - The optional Le Marche property
Until a few years ago, this group of Italian properties included a dilapidated store house used for rural machinery. We demolished the barn and acquired the right to build a house instead. The size of this optional Italian property is substantial, about 200 square meters, which means that, depending on one's project, the building could become a fully independent three or 4 bedroomed house, or part of a Marche agriturismo or could be turned into 2 or 3 Marche apartments for long or short term rentals . There is plenty of room in the property to accommodate it and its planning permission, already acquired, is part and parcel of the Casa Alice Italian property.
Location and Road Connections
Although the the position of this Italian property is unspoilt and possesses a flavour of a bygone era, it is well connected with the outside world. Behind the hills, four miles away, a motorway (SS77) will take you to the Adriatic Sea in 30 minutes, to the Ancona International Airport in 50 minutes. Assisi, Perugia and Foligno are under 1.5 hours away. Rome itself and Florence are under 2.5 hours distance from this Le Marche property. Many lovely medieval centres are within easy reach. The small town of Camporotondo di Fiastrone is 5 minutes drive, this town and a few others are described on our local towns page. The university town of Macerata , administrative centre of the province, is 20 minutes away from the property with its shops, theatres and Opera House. Also nearby are the university towns of Camerino (less than 20 miles) and Tolentino (8 miles), with its stunning church of St Nicholas, the fascinating little towns of Sarnano, San Ginesio (both named amongst the most beautiful villages in Italy), Gualdo, Penna San Giovanni, Caldarola, and many more.
This Italy property with the two houses, the right to build a third one and the relative project will be sold for a price of 495,000 euros, but the finishing of these houses will be up to the buyers. We can however carry out any project to their specifications
