Casa Due Querce (The houses of the Two oaks)

Imposing Le Marche Property in Italy for sale

If you are looking for grand homes in Italy, then you really should take a look round this pair of Italian properties, totalling almost 400m2 and set in an unspoilt hilly landscape of great beauty near Camporotondo di Fiastrone in the Le Marche province of Macerata. This Marche property, which is reached via a private road that cuts through aancient woodland, consists of two acres of land and two rural buildings, one large and one small, in the shade of two majestic ancient oaks. Within the property there is plenty of room for a garden (a sloping park already exists), a swimming pool, and even a large natural pond, for which there is a source of natural water from underground.

These rural Italian properties, originally built centuries ago, have been part of the estate of the local aristocratic Ragoni family whose history goes back to the time of William the Conqueror, the larger one is now being reconstructed.

The main Italian property at Due Querce

The main house is substantial, with over 300 square meters of living space. It faces south and enjoys stunning views on the Chienti Valley and the distant Sibillini Mountains. The building is full of light and has a ground floor with plenty of space for reception rooms, kitchen/dining room, bathrooms and utility rooms, and a first floor with four large bedrooms and bathrooms en suite.

The old Le Marche Rustico, which fell into neglect in recent times is beyond repair and is being reconstructed in the same shape and position as the old one, an early 19th Century rural house inhabited for many generations by families of peasant farmers working for the local aristocratic landowners, the Ragonis. The Le Marche property being rebuilt on the existing footprint will be even more robust than the original as the reconstruction has followed the anti-seismic rules, despite this it will retain the architectural features of the ancient one, arches, niches, oak beams, terracotta ceilings and window sills, etc., and it will reuse the old stone from the original building.

This Marche property should ideally become an elegant and majestic country residence, due to the beauty of its location, the impressive approach, its considerable size, the presence of a decent sized stone ancillary building and the private parkland surrounding it and the bucolic setting that will remain unspoilt for a long time to come.

Due Querce - The second Marche property

The smaller house, which has already been entirely reconstructed in local stone to create a superb self contained, independent apartment of about 65 square meters, with a large picture window overlooking the lovely landscape. This building would ideally be rented to visiting friends, or, paying guests, or retained by the future owners as a studio for working, thinking or simply decamping to when renting the large property.

Connections and the position of Due Querce Italian properties

This area, in spite of its loveliness is well connected with the outside world. The charming little town of Camporotondo di Fiastrone is just a couple of miles downhill, while the lovely and ancient San Ginesio is less than four miles away, down a very attractive country road. Four miles down the Chienti Valley there's a fast motorway (SS77) that connects the Adriatic Sea with the interior and Central Italian cities such as Perugia, Spoleto, Assisi all of which are less than 1.5 hours away, Rome, Bologna and Florence are no more than 2.5 hour drive and the Ancona International Airport is only 50 minutes away. But much nearer are a score of beautiful medieval towns, often on hilltops and with fortified walls. The small town of Camporotondo di Fiastrone is 5 minutes drive, this town and a few others are described on our local towns page. These include Sarnano, San Ginesio (both of which have been named amongst the most beautiful villages in Italy), there are also Gualdo, Penna San Giovanni, Tolentino, Caldarola and many more.

This Italian property, including the two houses, will be sold for a price of 495,000 euros, excluding the finishing of the buildings (doors, windows, floors, bathrooms, central heating, etc.). We are happy to carry out the finish of the project to the buyers specifications
